Frequently Asked Questions

  • How do I apply?

  • Everyone 18 and over living on the property will need to fill out their own application.  Applications are done online. You may request a link to the application by providing your email address and property you want to apply for.

  • How long does it take to be approved?

  • We make every effort to approve applications as quickly as possible.  The more documentation you can provide for us, the quicker it will go.  Most applications are processed within 24-48 hours.

  • What documentation do I need for the application?

  • A complete application will include:

    • Signed application and authorization

    • Paid application fee

    • Proof of income you’d like us to consider (most recent paystub, recent child support order, SSI, SSDI)

    • Copy of valid state issued photo ID

  • How much is the deposit?

  • In most cases the security deposit is equal to one month’s rent.   We have deposit specials from time to time and they are posted on our website.

  • How long can I hold a property?

  • We will hold a property for up to two weeks with the deposit.

  • Do you accept pets?

  • Yes, we accept dogs and cat.  We do not accept reptiles, exotic animals or undomesticated animals. There is a $250 pet deposit per pet.  $30/month extra pet rent per pet.  (limit 2 pets)

  • We require a copy of renter’s insurance.  RF Miller Homes must be listed as the additional insured.

  • For dogs, we require a letter from veterinarian verifying breed or breed/mix.

  • Per our insurance carrier, the following breeds are not allowed in any of our rental homes:

    • Pit Bull, Chow, Doberman, German Shepherd, Rottweiler, Cane Corso or any mix of these breeds.

  • Does my credit affect my application?

  • Your credit will be considered as part of your application.   We also considered job stability, income and past/current landlord references.  You will not be rejected for poor/no credit alone.

  • Are utilities included?

  • This varies from property to property.  Please check the description of the property you are considering.

  • What amenities are included?

  • All properties have a refrigerator and range included.  Amenities such as microwaves, dishwashers, washer/dryer hook up etc, vary from property to property.  Please check the description of the property you are considering.

  • Do you accept co-signers?

  • Yes, co-signers must own real estate.

  • Do you accept people with prior evictions?

  • Yes, we do accept people with prior eviction history, however the eviction must be more than 12 months old.

  • Do you accept people with criminal convictions?

  • Yes, we do accept people with criminal convictions, however all felony convictions must be older than 10 years.  

  • Do you accept vouchers?

  • From time to time we will accept Section 8 vouchers for certain homes. It will indicate on property advertisement. We have worked with other 3rd party payees in the past. Please inquire about your specific payee.
